Be punctual and consistently pay your obligations on time.  Late payments, collections, charge-offs and bankruptcies severely impact your credit scores.
       
Check your credit reports regularly and remove any errors or inaccuracies.  If you sincerely believe any information in your file needs to be changed you should immediately write associated creditor or the reporting credit agency to correct it promptly. Order a copy of your credit report from each of the credit bureaus periodically and review them

Keep your credit balances on your account below 45% of your available credit limit.  For example if you have a $5000 credit limit you should manage your debt such that your keep your balance below $2250.  Any amount above could give the impression that you are living off your credit lines.

Avoid having too many inquiries on your credit report.  An excessive number of inquiries within a short span of time may be perceived as you are opening accounts due to some financial difficulty or worst, you are overextend and incurring debt to make payment on existing debt.

Pay more than the minimum payment of your credit card debt.  If you pay only a 2-3% monthly minimum each month, your debt will probably still be on the books when your toddler graduates high school.  Become literate at managing your financial affairs.

If your credit is already damages, give yourself some time to correct errors, to establish long paying histories and using credit responsibly.  It didn't go to hell in a hand basket overnight; neither will you repair it overnight. But if you are persistent and following these guidelines your credit will be restored

Nothing will happen without action on your part.  The sooner you get started, the sooner the process will be completed.

Words are the keys to making your website rank well within search engines.  The words on your pages; the words used in your Meta elements are vital in telling the search engines about your website or webpage.  Words are the criteria used to categorize your webpages and deliver search results to search queries.  Given the importance of words, careful thought should be given to the selection and combination of words chosen.  From the very beginning of the web planning process, one should consider the impact and flow of words and phases that people would type in a search bar to find their website over the Internet.

Experts know that content is king in causing a site to be found in search results.  Your content is built with the use of words.  Consequently, this is as high-tech as it gets to optimize your site for favorable search results.   Search engines need to read your page quickly and determine what it is all about.  They read your source code, which consists of your page content and tags.  The words and tags are the clues the search engines use to guide them on how to rank your webpage.  Each page on a site is indexed separately.  All pages of a site should not be indexed using the same set of terms, as each page serves a unique function.

If your goal is to bring more natural and organic traffic to your website, you must learn to write intelligent content that has the power to capture the reader’s attention and friendly enough so that search engines index your site to rank well for the words used to covey your message.  Your site should be built such that the content via words tell the search engines all they need to know about your pages. Your keywords, keyphases and Meta elements give the spiders something to chew on and get your site indexed for your targeted words.

The law states that after a period of time, usually about 30 days, the credit reporting agency must send you results if you challenge any information on your credit report as being incorrect. Over the next month I will post some letters you can use to help your clients clear negative entries from their credit to better qualify for loans. These are letters that I have used and modified over the past 20 years and have proven to be effective with all the respective credit bureaus.

I have personally used these letters in correcting both false information and information that is true but shows as negative on your credit report.

The credit-reporting agency is entitled to legally reach any one of 5 specific remedies, depending on the fact pattern relative to your written challenge.

1. The credit-reporting agency verified that the information on your credit report was accurate and that your credit profile remains unchanged.

2. The credit-reporting agency verified that the information in your credit report was inaccurate and corrected your credit profile to reflect this fact.

3. The credit-reporting agency could not verify the information in your credit report and had it removed.

4. When more than 30 days has pasted during the investigation by the credit-reporting agency, the credit-reporting agency by law has to remove the damaging information from your credit profile.

5. When the creditor denied the challenge presented by you, the credit-reporting agency must give you the right to write a 100-word challenge that will be inserted into your credit file along with the creditor's negative entry.

The less negative factors showing on your credit report, the higher your FICO score.

Buying leads - Why?

The only reason companies provide leads is that agents, brokers and sales people don’t want to do one the primary task in their job description.  They don’t want to prospect.  It is the part that is needed the most, yet performed the least!

You as a sale professional have a sales quota or you’ll have to get a job.  You enjoy the freedom of working for yourself and planning your destiny.  Some instead of prospecting opt for buying a contact, calling it a lead.  And then go about trying to convince the contact that they are different that the other guys who are going to call.  Sounds like a bottle of drama to me.  Not a stable or secure way to earn a living and running a business. 

See if you sales depend upon you chopping the other guy’s legs off, you don’t have a very good marketing plan and defiantly you don’t know the value or benefits of your offerings in the marketplace.

With all the new rules and conditions in place before you can contact a person (phone & email), the days of cold calling are dying.  If you receive a prize or gift for signing-up for a service offering it is highly likely you are not a prime prospect.  Lead brokers then sell their leads acquired to 3, 4, 5 and sometimes more unique sources.  Publicly, they say 3 or 4 in writing.  Sometimes they will even say exclusive, which is a big joke! 

I hope you see the value and importance of developing solid relationship with your clients and prospects as you grow develop and build you business.  It is easier to keep relationships if you nurture and respect them.  Buying leads is a crap shoot, always been and always will continue to be!

HUD Grants DPA Extension to AmeriDream

The Department of Housing and Urban Development (HUD) has given the green light to the recent request by AmeriDream Inc., Gaithersburg, Md., to prolong its ability to provide down payment assistance until Feb. 29, 2008. "We are pleased to reach an amicable agreement with HUD in our common mission to serve low- and moderate-income homebuyers," said AmeriDream president Ann Ashburn. The new deadline does not include other DPA providers, who are required under a HUD rule to stop their seller-funded DPA operations by Oct. 31. "HUD will recognize all applications that have a signed sales contract prior to the effective date, according to its congressional testimony," the DPA reported. Moreover, the affordable housing nonprofit said, "This agreement will facilitate litigation on an orderly schedule and provide the court with ample time to consider the merits of this important dispute." Body wraps and waist belts that shrink fatty cell are unfortunately not true. This is the common misconception for most people.

For centuries body wraps are seen as the remedy for losing weight in many expensive spas or weight loss shops!! There are those who even swear by it. Many say that they help in losing the body weight, even the fat and most of the times the inches as well.

Shopping network seem to be bombarded with products like wraps and belts. Some sell it as a price so nominal that every Tom, Dick and Harry can afford it. Some prices are exorbitant so much so that looking at the products you would say "Whew!! That is expensive."

Now coming back to reality! Does anyone even know what the difference between losing fat and losing inches mean? No it's not a trick question. Scientifically, as we see it, when the fat in the human body decreases, the circumference also drops off.

It is wise to know that the loss in terms of fat and in inches is just not the same.

Body wraps and waist belts surely do not reduce the fatty cells or even burn. No matter what the material is. It could be say rubber, plastic, bandages or such. No matter what you have wrapped inside you, could be herbs, minerals, or even mud, it will be of no help.

Remember that excess fat can be reduced only with something called "caloric deficit" which is better with reduced intake of food and a boost in activity. Ideally the two can be combined.The body wraps which do not include exercise or nutrition, is not worth all the trouble you go through. It's better to say NO to the sales executive, no matter how convincing he may sound.

Initially it sounds exciting when they say; lose fat in one hour, or even better lose fat without exercise or diet. As simple as it seems, it's just the opposite. It is wrong and surely not supported by scientists. When you wrap the body wraps around you. You only lose the inches.

The vendors fool the customers and get money out of them, and it is well known to them that there is a big difference between losing inches and fat!

Yes there is more, things like "sauna wraps" or rubber "wraps" are just a waste of money. Not one ounce of fat is burnt. An inch lost is just the loss of fluids.

Remember all these wraps and waists are more harmful than being useful.

Experts say that some wraps which are sold can unsafe especially because there is loss of fluids and excessive dehydration.

Last but not the least, body wraps and waist belts may just help in shedding a few inches, but trust me they don't shed a single might take off some inches or water weight, but they can't take off a single bit of fat. So its better to adhere to the golden rule: All that glitters is not gold!!

2 Steps to Sales Success

You have just walked out of the office of a potential new major customer that you have anxiously been waiting to meet with for weeks and again, you realize you have no idea what is going to happen next as a result of your meeting.

Worse yet, you again "spilled all your beans" by telling the potential client how they should solve their problems, hoping that they will LET YOU help them by throwing some business your way. You tell yourself, "I think I'll get some business here because I know they liked me!" Sound familiar?

Selling is Truly a DIS-qualification Process!

Most seasoned sales professionals will tell you that effective selling is essentially a customer DISqualification process. You systematically define whether any given targeted customer justifies the time and cost of further pursuit. You must clearly define if your potential customer clearly understands and sincerely appreciates the value of your product or service offerings to a level of justification that they can, and will, make a reasonable purchase commitment to you. If they cannot or will not, they do not qualify! Don't waste your time, move on!

This potential customer disqualification process is best implemented via a straightforward, "2 and Sales Call Selling Process":

The "2 and Sales Call Selling Process"

It starts with setting up an appointment to meet face-to-face with a potential customer, (the "half" call). The next step in the process, (the first call) or visit, is best described as a "fact-finding session". The final step in the selling process concludes with a second face-to-face session, called the

"Presentation Call", (the second call), where you present solutions to the problems surfaced in the fact-finding session. Warning: Mixing these two calls or sessions together or attempting to consolidate both visits into one session can dramatically reduce your probability of selling success!

Each of the 2 and 1/2 sales call selling sessions is based on a logical and linear information exchange process between you and the potential customer. Within each call or session you should try to get answers to the following fundamental questions:

The "Half" Call" - Setting Up the Appointment:

Who within the targeted organization would benefit most from your product or service offering? (Varies by company type and size) Does this person have the purchase authority to make a valid purchase commitment?(If no, call a management level "above" this position and get referred "down") If you must get referred to the person who has this purchase authority, can you use the referring person's name to get to the true decision maker?

Do you have a clear understanding of exactly what you are going to say when you make your appointment request? (Try using a call script to keep you on track)

Do you have the ability to sound confident on the telephone? (If not, why not?)

Do you clearly understand that your sole objective on this call is to secure an appointment, with the person(s) who best benefit from your product or service AND can make the purchase commitment NOT to make a sale?

The "First Call" - The "Fact-Finding Session:

Preparation is critical to achieving sales success. Do you know anything about this company and it's industry? Obtaining basic information here will go a long way for you to establish initial rapport and credibility with this potential customer

Can you anticipate some likely problems a potential client of this type and size will communicate to you?

When the potential customer communicates to you their business problem(s) can you get more information from them about the problem(s), such as:

* Do they know exactly what the problems is?

* How long has the problem existed?

* What will happen if the problem continues?

* What have they done to date to address the problem?

* What were the results of those efforts?

* What is the $ cost of this problem?

* Are there budgeted funds available to "fix" the problem(s)?

* Can and will they commit budgeted funds to fix the problem?

Once you secured accurate answers to these eight questions, FOR EACH problem you uncover in this fact-finding session, then, and only then, can YOU truly determine whether this potential customer qualifies for the next step in your 2 and Sales

Start this meeting with a brief review of your findings from your first fact finding session. Immediately establish that the purpose of this meeting is to come to a decisive next step to address the problems at hand, not to conclude with a, "We'd like to think it over" meeting conclusion. Communication of your presentation call conclusion expectations to the potential customer at the beginning of the meeting is critical to maximizing the probability of achieving your desired meeting objective - to get a commitment!

Are you prepared to only focus on and "present to" the business problems defined during your fist visit in line with their communicated importance?

Are you savvy enough to ask for a reschedule of this meeting if once you get there all or any of the purchase decision makers do not show up?

Can you ask for a purchase commitment? (If one cannot be given, can you ask why?)

Do you clearly understand what you achieved and what you didn't in this presentation call? What lessons did you learn that you can leverage in your next sales opportunity?

Having a structured method to qualify, or should we say, disqualify potential new customers not only improves your probability of selling success, but significantly enhances your self confidence during the process.

Selling your products or services does not have to be psychological warfare between you and your potential customer.

ActiveRain | We need a Mantra!

ActiveRain is an interested and creative site.  It is much like my own sites and the sites We develop for others.  They’re constant works-in-progress!  If you continually tweak and develop a popular application, which was developed from a solid core, you could easily create some utility value that could lead to wealth.  You have to bring a value proposition, as people are not stupid!

I think it would benefit you to place an ActiveRain link to your Blog on your website.  If your site is new website or if you have no Google rankings, a ActiveRain link won’t hurt you!   I’ve seen it pull some sites out of the gutters.

Thanks ActiveRain for a forum to speak one’s mind!  A lot of good people read and correspond in these writings.  Keep your integrity and this community will survive and lots of treasured stories will be told over time.

This can be a true treasure.  Imagine, seeing views of homes listed today and looking at the same properties 40 years from now.  Imagine the value of commerce traded from relationships being built from ActiveRain contacts.  ActiveRain is akin to MySpace and other social networking sites, except.  I like it as it focus on my passion, real estate.  I love the real estate business.

Safe Driving Tips

Years ago I took a Defensive Driving Course and many of the techniques stuck with me. Indeed, some of them probably kept me out of serious accidents. Here are a few of the common sense tips I learned:
1. When traveling on a 4 lane or wider highways always stay in the right hand lane (at least in the good old USA) unless you are passing someone.


If an oncoming car loses control, and swerves across the median, the chances are that he will hit a vehicle in the left lane before hitting one in the right lane. So the right lane is the safest place to be. Always play the odds in your favor.  Along the same lines, if you're traveling in the left lane and someone coming towards you swerves across the line, you have very little time to react. This is how head-on collisions occur.


Curves are especially dangerous in this respect. The next time you are traveling around a curve on a road where there is no median, look at how worn the centerline is. This is from cars crossing over into the oncoming lane. Be cautious, and stay to the right, especially on curves.

2. When traveling on a multi-lane road always give yourself maneuvering room in case another car looses control. Don't drive along right next to another vehicle, especially big trucks. One false move and you could get tangled up under the wheels of an 18-wheeler.


The idea is to always have an escape area, or a space to the front, rear and sides of your vehicle. That way if something goes wrong you have a place to maneuver into in order to avoid crashing.


3. Distance between you and the vehicle in front of you is absolutely critical. You must be able to maneuver, under control, if something happens to the vehicle in front of you.


This is especially true if you are traveling in the rain or snow. Allow yourself additional space if the road conditions are bad, because you can't stop as fast as you could under normal conditions.


When road conditions are bad you don't want to be in the position where you have to make a panic stop, because then you will lose control of your vehicle. You must be able to slow down gradually and under control.


If someone behind you gets impatient and passes you, simply back off and put an appropriate distance between you and them. It could save your life.


4. Be very cautious at stop signs and traffic lights. Whenever you take off from a stop sign or a traffic light after stopping, always look for oncoming cars that may be turning in front of you, and for cross traffic from both directions on the street you are going to cross. Don't assume that someone is going to stop just because they have a red light or a stop sign. Don't pull out in front of them until you are sure they have committed to stopping or yielding the right-of-way to you. 

Also, when you are driving down the road always be on the look out for drivers who may not stop at side streets or intersections where they have either a stop sign or a red light. When you see someone approaching, slow down and be ready to stop just in case they don't.... and when slowing down always be aware of how close cars behind you are. You don't want to slow down too quickly with someone on your rear bumper.


5. Don't trust that a car is going to turn just because they have their turn signal on. If you're waiting to pull out and a car is coming with its turn signal on just wait until they actually commit to turning before you pull out.

6. With the advent of cell phones and navigation devices it's more important now than it ever has been to be cautious and observant when driving. Your life and your passenger's lives may depend on it, so be careful and be safe out there!
