2008 Updated Veterans Compensation Tables

2008 Veterans Compensation Tables

Auunally the Department of Veteran Affairs adjust the compensation tables for benefits paid to veterans with service-connected disabilities. You can use these tables with respect to the Dependent status of a veteran to determine the monthly benefit for loan qualification. This is a non-taxable benefit and may be grossed up to a higher amount based on the specific lender’s underwriting guidelines. The underwriter will need a copy of the most current award letter. Award letters are usually mailed in mid January. If you are using this income to qualify a veteran later in the year and the veteran has misplaced their award letter but have direct deposit, you can usually document the income source with a successive series of bank statements as a paper trail. The Department of Veteran Affairs will issue a replacement award letter, but I have seen them take as long as 90 days as there is usually long backlog of correspondence.

A lot of veterans are returning from military service and offer a large population of homebuyers for realty professionals familiar with VA financing and underwriting. This could be a potentially niche’ market in some areas with high concentrations of veterans.

What is a notary public and what it takes to be commissioned?

A notary public is a commissioned defacto Officer of the State. The Secretary of State usually has authority to appoint and commission as many notaries public as in his or her judgment is deemed in the best interest of the public, community and state. A Notary Public’s duty requires them to act as the official, unbiased witness to the identity and signature of the person who comes before the notary for a specific purpose. The presence of a notary public helps to screen out imposters and make sure both parties are entering into an agreement knowingly and willingly

To become a notary public a person must submit an application to the State Notary Commissioner or Division of Licensing Services for their specific State. There is usually a fee and some rules for qualification required or mandated. The process is usually simple and straight forth in a pamphlet of booklet, usually downloadable from the Internet. It is quite common that there will be deadlines that must be meet. Example: A stipulation that your Commission must be recorded in your County of record by a specific date, or your Commission is void.

There term for notaries vary by state. Many have four-year term; five years are also common in certain states. Louisiana has a lifetime commission status. Most states make a notary public candidate undergo so type of fingerprinting, background check, qualifying investigation or character verification.

Notaries are not attorneys and are not able or licensed to give legal advice. In some states preparing documents is considered the practice of law, and carry serious consequences. Many jurisdictions also have laws and restrictions on advertising practices a notary public can use. States are known for limiting the maximum fess that can be charges of certain notarial acts a notary public is called upon to perform.

Notarization of wills is an area in which a notary public should take care and guidance from a licensed attorney to avoid a document being rendered void. Certain documents must not be notarized; a notary public should be “familiar with” and “obey “all rules, regulations and laws. A skilled notary will be familiar with the “Stature of Frauds”, relevant notary laws, and have an extensive financial and real estate vocabulary along with a practical understanding of business transactions.

Who is monitoring your website?

Have you ever done a search on your company’s URL to find how many links are across the Internet?  We do it all the time but today I found a unique link that I though I’d share.  This is a site that computes the daily traffic to your site.  I found it quite interesting even though it is not totally accurate.  From our server logs we know we routinely get between 30k – 40k unique visitors monthly.  But, to not have access to our server logs, I found this site quite interesting in being able to internally look at our server and estimate our incoming traffic fairly decently, even though their statistics are wrong.  http://www.statbrain.com/www.needanotary.net/ You never know where your links are coming from and who is monitoring your Internet presence.

A Prescription for Affordable Housing in California

California Is the world's 6th largest economy. It is one of the dominant forces in the U.S. national economy and pays more into the federal treasury than it receives in direct monetary benefits. California contributes about 17% of the United States Gross Domestic Product (GDP). The median price of homes is approaching $500,000, with some areas as high as $650,000.

Isn't it about time that California is declared a high cost state like Alaska and Hawaii to provide more access to capital for homebuyers?

This will allow FHA loans to be underwritten and provide much need access to capital. There is a serious affordability problem in California that I sometimes feel that many in the real estate community are in the dark towards or just in denial about the factors contributing to the current housing market conditions. You will often hear from agents anf brokers of the lack of the medias optimism, the low absorptions rates, buyer's reluctance, seller's unrealistic expectations and other issues that completely ignore the core issue of affordability. To hit the mark you must see the target.

Here are some research and facts:

Did of do you realize since the run up in housing prices beginning in the 1970’s that a borrower who today earns $100,000 cannot conventionally qualify for a median price home in California?

It requires almost $137k in per annum income to conventionally qualify for a median priced ($500,000) home in California, as of today. Average California household income (without going stated) according to the latest as reported by the US Census Bureau is $49,894.

My problem is that many homes were sold to homeowners under false pretense. Home buyers were convinced that "it" was “the best time to buy”, home values were great, and interest rates were low. “Buy now and in a couple of years refi into a 30 year fixed and you’ and your family will be set for life.” As you can see from the analysis above, many of these folks would not have qualified then without the benefits of subprime financing and would never qualify in the future based on their income alone. They were set-up for failure and we’re headed down the same path today unless we have tools that address the core problem of affordability in California and match income up with the payment required given the fact that we are moving towards a Wal-mart style economy*.

I personally don't shop at Wal-mart! I don’t believe in supporting or patronizing that don’t have my intrinsic interest at heart to save a few pennies on this and that. I don’t believe in supporting or patronizing any firm that don’t show concern for my intrinsic interest or the interest of my profession at heart just to save a few pennies on this or that. Did you know that when Wal-mart moves a community in opportunities for realtors and lenders decrease as wages go down and self-employment in retail industries decrease? Did you know that self-employed persons buy bigger houses with more amenities than other buyers?

Declaring California a high cost state in this writer’s opinion is a first step in the right direction. Expanding loan terms is another step that will decrease the financial burden of homeownership, making it more affordable. Ignoring the problem of the day won’t make them go away or create any solutions; it is like using a band-aid for a wound that will later require stitches. And while we are doling out the goodies to make homeownership more assessable and affordable can we have a cup of integrity from Realtors and lenders in guiding homeowners with honest information and not cursory misinformation just to earn a commission.

* Jobs and employment with lower wages and which, requires the worker to bear a larger share of their health care expense.

Am I smoking some of that funny stuff or is this a picture of California’s reality without reform?

Make Your Business Card Work Marketing Magic

Your business card is one of the BEST and easiest marketing tools you can (and should!) use to stand your business out from all the other businesses that are doing what you do.


There isn't anything that bugs me more than getting a business card and not being able to tell what the person does when I look at. It just seems like such a waste of: time, money, paper, energy (theirs that went into creating it and mine trying to remember who they are), and it does nothing to support the bringing about of more business.

Blah.

So if your business card just says your name, phone number, and website, it's time for us to amp it up!

And another thing, if your business card matches yourbranding that's great, but that does NOT need to be the first priority.  I have never, ever, ever heard of ANYONE saying, "Oh, I couldn't hire that person because their business card just didn't match the rest of their branding.  It's really too bad." Toning your Abdominal Muscles

The abdominal muscles are one of the muscle groups that are most focused upon in the fitness industry.  Almost everyone wants to improve his or her body by getting that 'washboard stomach' or 'six pack abs'.  A defined stomach can really improve the appearance of a person's body because it is a central, focal point.  There are two main ways to tone your abdominal muscles.  First, you can do abdominal exercises such as crunches and sit-ups.  Secondly, you can use machines such as the balance ball or rowing machines.

To begin I will look at abdominal exercises to tone your stomach.  Obviously, there are the standard sit-ups and crunches.  However, there are a lot of other exercises out there too.  Below I have outlined a couple of abdominal exercises you may not have considered previously:

- The Bicycle is a great abdominal exercise.  To begin you lay down flat on your back.  You then place your hands  Bikingbehind your head with your fingers laced together, bring your knees to your chest and rotate them at close to 45 degrees (like you are peddling a bicycle).  As you do this touch your right elbow to your left knee and vice versa.

- Another great exercise is Hindu Pushups.  You begin on your hands and knees with your legs spread wide and your rear end pushed up.  Next you bend your elbows (like you are doing a pushup) and bring your back down in an arc. Then straighten your arms so your back arches upwards with your hips just above the ground.

Both of these exercises should add some variety to your usual abdominal exercise routine.  However, if you are still looking to spice up your abdominal workout you could try implementing some machines.  Below are a few suggestions for you if you want to start using machines:

- The Balance Ball highly versatile and improves your core stability.  Not only does it exercise your abdominal muscles but it also works the rest of your body.  To stay balanced on the ball your abdominal muscles need to remain tight, a task, which is often, a lot more difficult than people think.

- The Rowing Machine primarily works your shoulders, forearms, biceps, triceps and legs.  However, due to the position you have to maintain whilst seated on the machine it also gives your abs a great workout and helps tone and strengthen them.

- The Red Exerciser is a relatively new piece of equipment, which keeps the upper body still, allowing you to oscillate the lower body using your abdominal muscles.  If you use the Red Exerciser regularly you will begin to notice great results.

However you decide to exercise your abdominal muscles I hope that this article has proved useful to you.  Variety in your abdominal workouts is a good idea because it prevents you from getting bored with your routine.  Also, doing different exercises will keep working your abdominal muscles in different ways and help give them more tone and definition.

Remember to also try and eat healthily, incorporating lots of fruit and vegetables into your diet.  Also try to consume plenty of water.  Finally, make sure that you perform regular cardiovascular exercise.  Following these tips will reduce your body fat, which allows your stomach muscles to stand out more.  Keep it up and you will have the abs you've always dreamed of in no time at all.

Local Business Start-up Grants

The City of Long Beach, California offers $2000 as a grant to encourage new businesses to locate along specific corridors of the city.  The business must apply for the grant during their first year of operations.  The Long Beach grant applies to retail and service businesses and must be properly licensed.

Many other cities across the nation offer the similar try of programs o increase the flow of new business into their cities.  I was wondering how many realty professionals discuss these types of opportunities to self-employed buyers who are relocating or looking for homes.

My thoughts is this knowledge goes a long way in expressing that you are a true local professional and know not only the area, but also the territory and environment.  In today’s competitive market with all the research that buyers conduct before they engage the services of a Realtor, I feel this would be a little caveat that could distinguish you from the crowd if you were up on the local opportunities that might entice a new homeowner to your city and community.

Going green or wasting my time?

Times have drastically changed. 35 years ago it was common practice to drive-up to the corner of a curb above the sewage drain and released the oil plug on a vehicle and allowed the used dirty motor oil to enter the drainage system and flow in to the ocean unabated.

That is not even an option or consideration today. There is a commitment in California to be a leader in going Green. In February 2006 it became illegal to dump batteries in the trash. I did a little research and found that many people are ignorant of the law in spite of it having been on the books for almost 2 years. Reminds me of the days back in the early when dumping oil in the sewage was probably illegal but was still being done.

The "household battery" as defines in contained in AB 1125 is broad, and includes everything from common alkaline and zinc carbon batteries used to power products such as flashlights, toys, and remote control devices, to lithium primary batteries used in cameras, to lithium ion, nickel metal hydride and nickel cadmium rechargeable batteries that power cell phones, portable computers and other high-technology devices. In addition, it includes "coin" or "button" batteries that power products such as hearing aids, watches and calculators.

I'm imagining in 35 years from not some ActiveRainer will write a posting on the ignorance of dumping batteries in the trash that has ceased nationwide.

I was thinking about starting a battery recycling drive among my church, social groups, and alumni chapter and use any monies for a charity the actively promote Going Green. Any ideas out there on the Rain is this makes sense, is a viable endeavor or worth spending time on. I'm assuming lots of folks are constantly upgrading their cell phones and household batteries are used in most portable personal people toys..

Help a newbie

We’re getting to the end of 2007 I though maybe this would be an excellent forum for helping the newbie and those who want to get in the business to learn what the business is about, what it takes to be successful, tools and skills you need to be effective and anything you would mentor a person who one day you may work with so it would be a pleasurable and rewarding experience.  Kind of like the informational interview I require of students.

I’m going to pose a series of questions and as your time permit share or address one, two or more of the question to help someone whom may be on the other side of a transaction to make both of your lives better.

Here we go:

  • What is you favorites part of a typical day?
  • What is the least glamorous actively that you must perform on a regular basis?
  • What skill do you make the most benefit of?
  • What skill would you most like to improve upon?
  • What makes for a skilled and talented Realtor, or Loan Originator, Notary, Appraiser, Stager or (what ever your title is).
  • If you could start over in this business, what one thing would you do differently?
  • If you were appointed “Emperor for a Day” could make one change in the way business is conducted, what would you change?
  • What is the simplest and most common sense thing you learned to do to help you be better at what you do?
  • Who is the smartest person you know and what have you learned from them to help you in the business. 
  • Who is your best advisor or mentor to give you guidance about the business?
  • What accomplishment or achievements are proud of?


Have fun but carry a serious overtone.  Keep it positive and hopeful when you are across the table from this rookie down the road, if won’t be much to grip about and a pleasant experience because you shared in this forum.  My experience is that those information carry much impact  and help some if this is the right field or not.

Consultant or Order Taker

We need to engage in more non-manipulative selling skills, and learn to feel comfortable asking deeper questions, that will help us better understand the customers need and make the sale.

Order taking dies out when the market goes south.  For the past 8 years there have been 700% - 800% run up in prices in some areas and was partially fuel by plenty of favorable media coverage and news stories on how easy homeownership was becoming.  Under those conditions if you only answered the telephone someone would have said "yes" to you and you would have easily earned a commission.

Loose credit requirements of the past have changed the way lenders are currently reviewing and underwriting loans.  So the days of just sitting at a desk and picking up a sale, a listing or loans have dropped to a trickle.

These are the times to have polished and refined skills so that your pipeline is still healthy and producing.  If not your options might include sitting on the sidelines, getting another job (Just Over Broke) or wait until the market turns around?

Commit yourself to asking the tough questions and exploring the needs and wants of the clients and understanding how to lead a client to “yes” without being manipulative.  In this way you can arrive at being a Consultant instead of just being an Order Taker.
